The Short Answer
Clearance testing, also called post-remediation verification, is an independent inspection and sampling visit after mold remediation and before the area is rebuilt. The work is checked against criteria agreed in advance: no visible growth or debris, materials dried to a standard set from unaffected areas, and air and surface samples that meet the agreed thresholds. It should be performed by an independent assessor, not by the company that did the work.
What Gets Checked
A Mold Shark clearance looks for all of the following:
- 01No visible growth, dust or debris on building materials, contents or inside containment.
- 02Moisture readings at or below a dry standard set from unaffected areas, by material and by room.
- 03Air samples comparable to the outdoor baseline or below the agreed thresholds.
- 04Surface samples reporting no growth observed, analyzed by an accredited third-party laboratory.
- 05Containment, returns, coils and adjacent areas checked for cross-contamination.
Why Work Areas Fail
When an area does not clear, it is usually for one of these reasons:
- 01Elevated moisture still trapped in structural materials or drywall.
- 02Residual dust and debris left inside containment.
- 03Incomplete cleaning of complex surfaces such as framing pockets and metal tracks.
- 04Cross-contamination into adjacent rooms or air conditioning components.
- 05Sampling results that do not meet the criteria agreed before testing.
The Criteria Are Set Before Anyone Samples
There are currently no EPA regulations or standards for airborne mold contaminants, so there is no universal pass number. That is why the scope, the containment boundaries and the clearance criteria are confirmed with the owner or the contractor before the visit. What counts as clear is defined up front, not argued about afterwards.
Why The Remediator Should Not Grade The Work
The party that did the cleanup has a stake in the result. Florida licenses assessment and remediation separately, and under Florida Statute 468.8419 a licensed remediator may not perform a mold assessment on a structure they remediated within the previous 12 months. Hire the clearance yourself, from an independent assessor.
When To Schedule It
After the remediation company says the cleaning is complete, and before walls are closed or the final payment is released. If the area fails, the report says why in plain language, the contractor corrects it and the area is tested again.
What You Receive
A photo-rich report within 24 to 48 hours: methods, readings, a sampling map, laboratory certificates and a clear determination that the area meets or does not meet the agreed criteria. Mold Shark performs the verification. We never perform the remediation.
