What Drives Moisture In Broward County.
The eastern edge of Broward County is a narrow barrier island backed by the Intracoastal and a dense grid of canal frontage, and buildings there take their weather from the side rather than the top. Wind-driven rain finds sliding door tracks, window head flashing and stucco cracks on mid-rise and high-rise condos, and salt air keeps working on sealant joints until they let go. In a stacked building the water rarely stays where it entered. A failed track on one floor turns up as a stain two floors down, which is why we map moisture through the wall assembly rather than testing the room that has the stain in it. Older flats and townhomes just inland add a second pattern: low-slope roofs that hold standing water after an afternoon storm, and aging penetrations at vents, drains and abandoned air-conditioning curbs.
Head west toward Weston, Parkland and the newer subdivisions and the problem inverts. Those envelopes are tight and the cooling equipment is often generous for the square footage, so the system pulls the temperature down fast, shuts off, and never runs long enough to take the humidity with it. The air handler usually sits in an interior closet with no floor drain near it. When the condensate line loads up with biofilm through the wet season, the pan backs up and the water goes straight into the closet wall and the adjacent bedroom baseboard. By the time anyone notices, the drywall has been wet for weeks. Canal-front lots make it worse when irrigation heads throw water at the same stretch of stucco every morning.
Season matters in Broward. Storm season and the king tides later in the year overlap, and on the low-lying blocks near the canals and the Intracoastal the groundwater sits high enough that ground-floor slabs and baseboards stay damp long after the street has drained. After a named storm the repair queue across the county runs long, so a tarped roof or a delayed window replacement often means a building holds moisture for months instead of days. We work around that. An early reading tells you whether you are dealing with a drying problem or a growth problem, and it puts a date on the moisture, which matters later if a claim comes down to when the water got in.

No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
