Mold follows moisture. Before anything is sampled, we find out where the water is: infrared imaging across walls and ceilings, moisture meters on the materials, humidity readings room by room. No demolition, and a map of where the building is wet and why.

The Diagnosis

Moisture Is The Cause. Mold Is The Result.

Mold needs water to grow. Clean the growth and leave the water, and it comes back. That is why a Mold Shark inspection starts with the moisture and works outward: where it is, how far it has travelled and where it is coming from.

The result is a moisture map: readings and thermal images placed on the floor plan, so a plumber, a roofer or a remediation company can go straight to the problem instead of opening walls to look for it.

It is part of every full mold inspection, and it feeds the evidence file for insurance claim testing.

Four Tools, And What Each One Proves.

Thermal Imaging

An infrared camera shows temperature differences across walls, ceilings and floors. Wet material usually reads cooler, so large areas can be scanned quickly with nothing opened up.

Moisture Meters

A cool spot on a thermal image is a lead, not a finding. Pinless and pin meters confirm whether the material is actually wet, and how wet, before it goes in the report.

Hygrometers

Humidity readings room by room. A house can grow mold with no leak at all when the air conditioner cools the air without drying it.

Borescope

When a cavity needs a direct look, a small camera goes in through a small opening, so a suspect wall is checked without being torn out.

When To Call

Four Signs The Water Is Hiding.

A Musty Smell With Nothing Visible

Odor with no visible growth usually means the source is inside a wall, under a floor or in the air handler.

Staining That Comes And Goes

An intermittent stain points to wind-driven rain or a plumbing line that only leaks under use.

After A Leak Or A Storm

EPA guidance is to dry water-damaged materials within 24 to 48 hours. A moisture map shows what is still wet after the surface looks dry.

Before You Buy

Fresh paint hides a lot. Moisture readings and thermal images show what a walkthrough cannot.
