What Drives Moisture In Hobe Sound.
Hobe Sound sits on a narrow strip of mainland with Jupiter Island and the Intracoastal directly to the east, and that geography sets the moisture load. Salt air and wind driven rain come in off the water with very little to slow them down, so east facing walls, window returns and soffits take the worst of it. Summer storms push water sideways into assemblies that shed a vertical rain perfectly well. Add a water table that stays high through the wet season and slabs and lower wall cavities dry slowly, which gives a small intrusion time to sit before anybody notices it.
The housing stock here splits into two different problems. The older stucco and block homes in the established neighborhoods near the water tend to leak at the seams: original aluminum sliding doors, tired sealant around window perimeters, hairline stucco cracking that only matters when the wind is behind the rain. The newer construction in and around Lost Lake and The Soundings has the opposite issue. Those houses are sealed tight and conditioned well, which is fine until a condensate line backs up or a supply line weeps behind a cabinet. A tight envelope holds that moisture instead of letting it pass out through the walls, and the first sign is usually an odor rather than a stain.
A good share of the work in Hobe Sound is on property that sits closed for stretches. A house shut up with the thermostat set high, or a condo between seasons, holds still humid air against interior surfaces for weeks, and growth does not require a leak under those conditions. On the multi family and HOA side around Osprey Cove and the Bridge Road corridor, moisture rarely stays inside one unit. A shared wall, a common attic run or a stacked laundry chase carries it across the line, which is why we map moisture through the whole assembly instead of stopping at the unit you called us about.

In the tighter Lost Lake and Soundings era builds the air handler sits in an interior closet with no exterior wall to dry to, so a slow condensate backup wets the pan base, the drywall behind it and the return before a stain ever shows on the finish side.

Older Sliding Door Tracks
On east facing rooms the original aluminum sliders have decades of sealant stacked up behind the track, and wind driven rain off the Intracoastal works past it into the sill, the jamb and the first foot of wall below.

Attic Soffits And Vents
Salt air corrodes soffit vents and screening on the water side near Bridge Road, and once the vents are blocked or storm damaged the attic stops drying, which reads first as staining on the sheathing above the ceiling line.

Laundry Areas
Dryer ducting that has been crushed behind the machine or that stops short of the exterior dumps warm wet air straight into the wall cavity, and in a closet laundry with no return that moisture has nowhere to go.

Slab And Baseboard Lines
In the older single story homes on slab, intrusion at the slab edge wicks up through the bottom plate and the back of the baseboard, so the meter reads wet along the floor line long before the wall face looks like anything at all.
