What Drives Moisture In Martin County.
Martin County is not one moisture problem, it is several, and they change as you drive west. On the east side, homes in Sewall's Point and Jensen Beach take salt air and wind-driven rain straight off the water, so the failures usually start on the outside of the building: soffit and fascia, window and slider perimeters, roof penetrations and boots that held fine until the last tropical system worked at them. Head inland toward Indiantown and the water stops being the driver. Out there it is mostly ground moisture and mechanical moisture, meaning slab edges, long duct runs through hot attics, and air handlers that were sized for a house before it got a new roof, new windows and a tighter envelope.
The housing stock splits along the same line. Around Stuart and Golden Gate there are plenty of older block and stucco houses where the stucco and the original window systems have been patched more than once, so intrusion arrives slowly and turns up as a stain months after the rain that caused it. Palm City and Hobe Sound carry more newer, energy-tight construction where the envelope holds well, which sounds like good news until a condensate line backs up or a supply line weeps and the wall cavity has nowhere to dry to. Riverfront and barrier island condos at Sailfish Point and along the water are a third case entirely, because shared walls and shared risers mean the source is often on the other side of a demising wall from the unit that smells it.
Timing matters here more than most people expect. From June into October the afternoon storms stack up and the humidity behind them does not let an assembly dry out between events, so a small leak in July behaves nothing like the same leak in February. That is why readings get taken at the suspected source rather than only at the visible stain, and why the moisture history of the building, recent roof work, a storm, a slab repair, gets asked about before anything is sampled.
