Cocoa

Cocoa is one of the older cities on this coast. It was chartered in 1895, and the historic downtown, Cocoa Village, still runs from Florida Avenue down to Riverfront Park on the Indian River. Buildings of that age have been roofed, patched, enclosed and renovated many times over, and every one of those layers is a place for water to get in and stay. Many of the older frame houses are raised off the ground, which puts damp air and ground moisture directly under the floor system. We look underneath whenever there is safe access.

The second Cocoa is mid-century. The population roughly quadrupled between 1940 and 1960 as the space industry arrived, and block houses from those years fill the neighborhoods off US-1 and State Road 520. They are now old enough that the original parts are wearing out together: cast iron drain lines, aluminum windows and roofs on their third or fourth covering. Porches and carports enclosed years ago as extra rooms are a frequent trouble spot, because they were never built to be cooled and they hold humidity against the original exterior wall.

Out toward Interstate 95, Port St. John and Canaveral Groves, the homes are newer and the problem shifts from leaks to humidity. A tightly built house with a generously sized air conditioner cools fast, shuts off and leaves the moisture in the air. We log indoor humidity, check the air handler closet and the condensate line, and meter the walls, because a humidity problem and a water intrusion problem look alike and are fixed differently.
