What Drives Moisture In Sebastian.
Sebastian sits along the Indian River Lagoon, and that position sets the pattern we see on the riverfront side of town. Wind-driven rain off the water works at east-facing walls rather than the roof, finding hairline cracks in stucco and tired seals around windows and sliding doors. Afternoon storms through the summer soak the wall assembly, then the sun closes the surface before the cavity behind it has dried out. Repeat that across enough seasons and there is moisture sitting inside the assembly with nothing showing on the paint.
Move inland along CR-512 and the failure points change. In Sebastian Highlands and the established streets off Barber Street, a lot of the stock has had additions, re-roofs, and window replacements layered on over the years, so we spend our time at roof penetrations, at the slab-to-wall interface behind baseboards, and in HVAC closets sized for the house as it was originally built. Newer, tighter construction has the opposite problem: very little gets in, and what does get in stays. Roseland and the Collier Club area bring their own mix, and manufactured housing anywhere in the city gets a look under the skirting and at the belly wrap, not just at the ceiling stain that prompted the call.
Condos, townhomes, and the marina-adjacent and commercial buildings along US-1 add shared walls and shared air to the problem. A supply line or a failed pan in one unit surfaces in the unit next door or below it, and the source is rarely where the damage shows. HOA common areas are the other blind spot: corridors, storage rooms, and shared laundry rooms can go a long stretch without anyone opening a door and looking, which is usually how a small leak turns into a scope of work.
