Mold Inspection In
Boca Raton
Mold Shark inspects and tests. We do not remediate, so the findings you get in Boca Raton are not a sales pitch for a cleanup job. Inspections cover single-family homes, townhomes, condos and high-rise units from Downtown Boca out to the US-441 corridor, using moisture mapping, thermal imaging, InstaScope for a reading during the visit, and accredited lab analysis. Reports arrive in 24 to 48 hours.
Local Conditions
What Drives Moisture In Boca Raton.
Boca Raton runs from the ocean out to US-441, and the job changes depending on where along that line a property sits. Close to the coast, wind-driven rain during afternoon storms and tropical systems gets in through cracked stucco details, roof penetrations and the tracks under sliding glass doors, where water pools below the threshold and wicks into the framing behind the finish. Inland, in the West Boca communities off Glades Road, the failures are usually at slab level: irrigation hitting stucco every morning, planting beds built up above the slab edge, and a water table that sits close to the surface.
The condominium and high-rise stock is what separates Boca from a town of mostly single-family houses. In a stacked building, water does not stay in the unit it started in. A failed shower pan, a supply line in a shared chase, or a slider that has lost its seal on a higher floor turns up two floors down as a stain on a ceiling or a soft spot at the base of a party wall, and the source often sits inside an assembly the association controls rather than the owner. Mapping moisture across the whole assembly instead of the one room with the stain is what tells you where the water is entering and whose repair it is.
The building stock also splits by age. Downtown Boca and the newer construction is tightly sealed, which is good for the power bill and unforgiving once a small leak starts, because the envelope holds the moisture in and there is no drying path. In the established gated communities such as Broken Sound and Boca Pointe, the stucco detailing, roof penetrations and original window systems have been through decades of storms, so the leaks tend to be slow and repeatedly patched rather than sudden. Both end up in the same place, a wall cavity that stays wet, but they take different instruments to find.

Where We Look First
The Places It Usually Starts.
01
Sliding Door Tracks
In high-rise and patio units, wind-driven rain collects in the track, backs up past the weep holes and soaks the framing behind the jamb before anything shows on the face of the wall.
02
HVAC Closets
An air handler with a slow condensate drain, or a return pulling unconditioned air, keeps the drywall around it damp, and the closet door stays shut long enough for growth to establish before anyone smells it.
03
Laundry Rooms
Supply lines and a dryer vent that discharges into the wall cavity put warm moist air where it cannot leave, and the back wall behind the machines is the last surface anyone looks at.
04
Older Window Systems
On original window systems in the established communities, perimeter sealant and the stucco return crack over time, so rain runs behind the frame and down inside the wall rather than off it.
05
Bathrooms With Weak Exhaust
A fan that vents into an attic or moves no air at all leaves the room at high humidity for hours after a shower, and the ceiling above the enclosure and the wall behind the tile surround are where it shows first.

Questions
Boca Raton Questions, Answered.
No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
