Hollywood sits on a thin strip between the Atlantic and the Intracoastal Waterway, and the buildings caught in between take weather from both directions. Salt-laden wind drives rain sideways into window assemblies and balcony thresholds on the oceanfront buildings off North Beach and along the Broadwalk, and the same salt air works on sealant joints and fastener heads season after season. During king tides the water table sits high under the low blocks near the Intracoastal, and that is when we start finding damp slab edges and swollen baseboard in ground-floor units that have never had a roof leak.

Move inland and the housing stock changes character quickly. The mid-century ranches around Hollywood Lakes and South Lake are slab-on-grade with flat or low-slope roofs, original stucco that has been patched more than once, and window openings that were retrofitted rather than rebuilt. Roofs like that tend to fail at penetrations rather than in the open field, so water shows up in a ceiling cavity several feet from where it actually entered. West toward Emerald Hills and the Stirling Road corridor the houses are newer and far tighter, which helps until a condensate line backs up or an oversized air handler short-cycles. A tight envelope holds humidity in about as well as it keeps heat out.

The commercial side of Hollywood has its own pattern. Offices and storefronts along Federal Highway and Hollywood Boulevard, the restaurant and bar spaces ringing Young Circle, and the marina-adjacent buildings run their cooling hard through long hours with doors opening constantly onto humid outside air.
