What Drives Moisture In St. Lucie County.

St. Lucie County is really three building stocks living under one humidity load, and they fail in three different ways. The platted sections of Port St. Lucie sit on a canal network, so a large share of the county's homes have standing water within sight of the slab and a water table that stays high through the wet season. Block and stucco walls on those lots take wind-driven rain broadside. Hairline cracking around windows and at roof penetrations lets that water move inward slowly, and it surfaces as a stain or an odor months after the storm that actually caused it.

Fort Pierce carries the older end of the county. Original roofing and window systems that have been through a lot of seasons, additions tied into the main structure without a clean flashing detail, and stucco that has been patched more than once. Those buildings tend to leak in ways you can trace. Tradition and St. Lucie West sit at the other end of the range. Newer construction there is sealed tight, which is good for the power bill and hard on drying. When an air handler is oversized for a well-sealed house it short-cycles, drops the temperature without pulling much moisture out of the air, and leaves the interior humid enough for growth on closet walls and behind furniture while every surface in the room still reads dry to the touch.

The county also stretches well inland from the water, and that spread matters more than people expect. Properties near the Downtown Fort Pierce waterfront and the marina buildings take salt air and rain driven straight off the water. Move west toward Lakewood Park, White City and Indian River Estates and the exposure changes to plain humidity, lower-slung older housing including manufactured homes, and afternoon storms in the wet season that can soak one neighborhood and skip the next entirely. Two addresses a few miles apart in this county can be in completely different moisture situations on the same afternoon, which is why we inspect the building in front of us rather than the zip code.

HVAC Closets And Air Handlers

The interior closet holding the air handler is one of the most common finds in Port St. Lucie homes, where a slow drip from the condensate line or a sweating plenum wets the drywall behind the unit and nobody opens that door for months.

Roof Penetrations And Aging Stucco

Vent boots, plumbing stacks and hairline stucco cracking around window openings are where wind-driven rain gets into older Fort Pierce roofs and walls, and the water usually travels several feet down inside the assembly before it stains anything you can see.

On the canal grid we take our first readings in the bottom two feet of wall above the slab, where a high wet-season water table meets a wall base that was never given a chance to dry out.

No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
