Fort Pierce has an inlet, and that changes what water does to a building here. Wind-driven rain gets a straight run in off the Atlantic, and downtown and the waterfront take it on the east-facing walls first. In the older bungalows and small CBS houses near downtown, the failure point is rarely the roof. It is the original window and stucco assemblies, where years of salt air have worked hairline gaps open at the head and the sill. Water wicks into the wall cavity, travels down inside the finish, and surfaces as a stain on a baseboard several feet from where it actually got in. That is the reason we map moisture across the whole wall instead of reading the stain and calling it.

Move west into White City, Indian River Estates and Lakewood Park and the problem changes shape. Those neighborhoods sit back from the sea breeze, so the humidity that builds overnight has little to push it out and it settles against the slab and the lowest few inches of drywall until the sun gets high. Newer construction out that way is sealed tight and well insulated, which is kind to the power bill and unforgiving of a small leak, because there is no leaky old envelope to dry things out behind the scenes. Manufactured homes bring their own version of it: a supply line drip or a torn belly wrap collects under the floor, and the first sign anyone gets is an odor in a hallway closet.

On the commercial side, the Orange Avenue and US-1 corridors are full of buildings that were sized for a tenant who moved out years ago. A low-slope roof with old ponding areas over a suite that now carries a big rooftop unit, or an oversized system that cools the space fast in October and shuts off before it has pulled any moisture out of the air, can grow mold in the ceiling grid while the thermostat reads perfectly. Marina-adjacent structures and HOA common areas near the water add a salt load that works on fasteners and flashing, so on those buildings we check the roof penetrations before we look at anything else.

The air handler closet runs cold against humid hallway air, so a blocked condensate line or an unsealed gap at the plenum keeps the surrounding drywall damp long after the drip itself has stopped.

Sliders on waterfront condos and canal-side homes take wind-driven rain head on, and once the track weep holes silt up the water backs into the jamb and the floor edge behind it.

Plumbing boots, vent stacks, and rooftop unit curbs are the first things salt air near the inlet degrades, and the leak usually tracks along a truss before it stains a ceiling.

In tightly sealed newer homes west of town, the bottom few inches of drywall stay damp when interior humidity is left to sit, and growth shows up behind the base trim before anything is visible on the wall.

No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
