What Drives Moisture In Indian River County.

Indian River County is split lengthwise by the lagoon, and the two sides of it fail in different ways. On the barrier island, through Indian River Shores and the oceanfront stretch of Vero Beach, the driver is wind-driven rain and salt air. Sealant joints around sliders, window frames and stucco control joints give up quietly, and the water tracks down inside the wall assembly instead of showing on the surface. On the mainland side the moisture more often comes from below: king tides hold lagoon and groundwater levels up for days at a time, and on low ground-floor slabs near the water we read wet material at the base of exterior walls with nothing leaking anywhere above it.

The housing stock here runs three distinct eras and each one has a signature. Older CBS bungalows around Vero Beach carry aging stucco and original window systems, where one failed sill pan wets the same corner of drywall every storm season. The tighter newer construction going up around Sebastian and out toward Fellsmere is sealed well enough that it does not dry itself out, so an oversized air handler that short-cycles, or a slow supply-line weep behind a washer, will hold indoor humidity elevated for weeks with no visible stain at all. Condos and seasonal units that sit closed up for part of the year are their own case: nothing goes wrong quickly there, it just goes wrong unobserved.

Timing matters in this county as much as location. From late spring into the fall the afternoon thunderstorm pattern soaks roof penetrations, vent boots and skylight curbs almost daily, and tropical systems push rain sideways into assemblies built to shed it downward. In Winter Beach and the older inland neighborhoods, attic sheathing usually tells the story before any ceiling below it does. We schedule around that where we can, because readings taken the day after a heavy rain are far more useful than readings taken in a dry week.
