Mold Inspection In
Palm Beach County
Mold Shark inspects and tests buildings across Palm Beach County, from waterfront condos in Boca Raton to newer builds in Wellington and Jupiter. We hold a Florida Mold Assessor license, MRSA3341, and a Mold Remediator license, MRSR3507, and we still do not perform remediation. Each visit combines a visual assessment, moisture mapping and thermal imaging, with lab-certified sampling results back in 24 to 48 hours.
Local Conditions
What Drives Moisture In Palm Beach County.
Palm Beach County covers a lot of ground for one service area, and that spread is the whole point. The coastal strip running from Jupiter down through Palm Beach Gardens, West Palm Beach, Lake Worth Beach, Delray Beach and Boca Raton takes wind-driven rain and salt air straight off the ocean, and the buildings there are often tall, so sliding door tracks, balcony thresholds and stucco joints sit exposed on every elevation. Move inland to Wellington and Royal Palm Beach and the pressure changes direction. Lots are flat, water stands after a heavy afternoon storm, and the moisture works on slab edges, the base of exterior walls and duct runs through hot attics. Same county, same week of weather, two different failure patterns.
The housing stock swings just as widely. West Palm Beach still has historic homes carrying decades of additions, re-roofs and window replacements layered on top of one another, and older coastal properties in Lake Worth Beach and Delray Beach carry the same history in their walls. Further west and north, Wellington and Jupiter have newer, tightly sealed construction where the envelope is doing its job, and that is exactly the complication: a small failure that would have dried out in a leakier house stays wet instead. We also walk into plenty of older homes fitted with air conditioning sized for the square footage rather than the actual load, which cools a room fast, shuts off early and leaves indoor humidity high while the thermostat reads perfectly normal.
Tropical season is the other variable, and it does not announce itself on schedule. A system that drives rain sideways for hours will find the window and door details on the upper floors of a Boca Raton or West Palm Beach building, and the stain often does not surface until weeks later, long after anyone connects it back to the storm. In the county's condo and HOA buildings, the wet drywall inside your unit is frequently fed by something on the other side of it: a shared riser, a neighbor's failed supply line, a common-area roof detail. That is where an independent assessment earns its place, because it establishes where the water is entering and which assembly it belongs to before anyone starts negotiating who pays.

Where We Look First
The Places It Usually Starts.
01
HVAC Closets And Air Handlers
A clogged condensate line or a sweating plenum in an interior closet is a routine find here, because the drywall around it stays damp and nobody opens that door for months at a time.
02
Sliding Door Tracks And Balcony Thresholds
In coastal high-rise units in Boca Raton and West Palm Beach, wind-driven rain gets past the track seal and travels under the flooring, so the visible stain often appears several feet away from where the water actually entered.
03
Stucco Joints And Roof Penetrations
On older coastal properties, hairline cracks at control joints and tired sealant around vents and skylights let water in slowly, which reads as a temperature anomaly on thermal imaging well before anything shows on the surface.
04
Laundry Rooms And Water Heater Pans
Supply line drips and pan drains that were never plumbed anywhere useful soak the cavity behind the machines, and in a tightly built Wellington or Jupiter home that cavity does not dry out on its own.
05
Baseboards And Slab Edges On Inland Lots
On flat lots in Wellington and Royal Palm Beach, water standing against the foundation after heavy rain shows up first as buckled baseboard and a musty smell at floor level in the rooms on that side of the house.

Questions
Palm Beach County Questions, Answered.
No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
