Pompano Beach is cut through by the Intracoastal Waterway and a canal network that reaches well back from the beach, so the water table sits close under a lot of these properties and the afternoon sea breeze carries salt and humidity inland with it. Along the downtown waterfront and around Lake Santa Barbara, slabs sit only a little above canal level, and the first place that shows is the slab edge, the baseboard and the bottom plate of an interior wall. King tide weeks lift the whole system for a few days at a time, which is long enough to wet a cavity that then takes weeks to dry out in August air.
The housing stock splits sharply on either side of US-1, and the job changes with it. East of the highway you have oceanfront and near-inlet condo towers, where stack effect pulls warm outside air up through plumbing chases, elevator shafts and corridor doors, so a pressure problem showing on a high floor often started down at the lobby. West of it, Harbor Village, Garden Isles and Snug Harbor are mid-century CBS with flat or low-slope roofs, stucco that has been patched more than once, and early aluminium window systems that sweat when the thermostat is set low. Palm Aire, Cypress Bend and Creekside add a third pattern: attached townhomes and mid-rise buildings where one unit's leak becomes the neighbour's shared wall.
Summer storms build fast here and arrive off the ocean sideways rather than straight down, which is why wind-driven rain gets under flat-roof flashing, into roof penetrations and around east-facing slider tracks. The newer infill along Atlantic Boulevard and Federal Highway has the opposite problem: it is built tight, so a small supply line or window seal failure has nowhere to vent and stays behind the drywall until the odour arrives. Commercial suites on those two corridors, the hospitality buildings near the beach and the Fisher Family Pier, and the marina-adjacent buildings all run their air handlers hard against outside air that is heavy most of the year.

No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
