What Drives Moisture In Brevard County.

Brevard is a long, narrow county, and the run from Titusville to Palm Bay covers a wider range of building stock than most jurisdictions we work. What ties it together is water on both sides of the barrier island: the Atlantic to the east, the Indian River Lagoon and the Banana River to the west. Buildings here sit between two humid air masses, and the sea breeze pushes damp air inland most afternoons. That matters inside a wall cavity more than it does on the porch. Air conditioning holds the interior cool and dry, warm damp air finds a path through a hairline stucco crack or a failed window seal, and it gives up its moisture on the cool side of the assembly. Nobody sees that happen. It turns up later as an odour, or a moisture meter finds it first.

The housing stock splits roughly three ways across the county, and each type fails differently. Oceanfront condos along A1A take wind-driven rain and salt air on the same elevations, which works on sealant joints, window gaskets and railing penetrations until water starts tracking behind the finish. Mid-century flats in Cocoa, Cocoa Village and Titusville often carry aging stucco and low-slope roofs, where a slow penetration leak spreads sideways across the deck and stains a ceiling in a room nowhere near the actual failure. Newer, tightly sealed construction in Viera and West Melbourne has the opposite problem: the envelope is good enough that a small ongoing leak has nowhere to dry, so it simply sits and stays wet.

Commercial work in Brevard has its own pattern. Marina-adjacent buildings and offices near the Merritt Island causeways sit low and close to open water, so ground-floor slab edges and ductwork under-slab are worth checking before anything else. Aerospace and industrial spaces on the Space Coast tend to run large air handlers on tight humidity setpoints, and when a condensate line backs up in one of those, the moisture load lands on a lot of square footage at once. Then there is storm season. After any system that drove rain against a wall for hours, the useful question is not whether the roof held, it is whether anything behind the finish is still wet three weeks later.

The air handler closet is usually the first door we open in a Brevard property, because a sweating plenum or a condensate line that has backed up will drip onto the platform and the surrounding drywall for weeks before anyone notices a smell.

Wind-driven rain off the Atlantic loads the tracks on ocean-facing sliders, and once the weep holes silt up with sand and salt the water backs into the jamb and runs under the flooring instead of out.

No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
