Palm City sits back from the ocean, on the St. Lucie River, and that matters more than people expect. Coastal streets get a steady breeze that dries a wall after an afternoon storm. Inland, behind mature landscaping and screen enclosures, that breeze mostly stops at the property line. A north-facing stucco wall in a shaded golf-course lot can stay wet for the better part of a day after the same rain that dried a waterfront house in an hour. When that repeats through July and August, the assembly behind the stucco never gets a real chance to give the moisture back.

The golf communities add a water source the weather has nothing to do with. Irrigation runs on a timer, usually before dawn, and a head that has drifted a few degrees off aim will throw water at the same three feet of stucco every night for years. Add a grade that has settled back toward the slab and hairline cracking in the finish, and you get slow intrusion at the base of a wall with no storm to blame it on. In houses that sit closed for part of the year with the thermostat set high, that moisture has months to work before anyone opens a door.

Older houses leak at aging slider tracks, soffit returns and roof penetrations, and they usually tell you about it with a stain. The newer ones do not leak so much as they hold: an air handler in an interior closet, a system sized for peak heat rather than for humidity, short cycles that cool the air without pulling water out of it, and a small failure that stays sealed inside the wall until the drywall gives it away.
