Landlords are expected to provide a habitable property and address building or system failures: roof leaks, plumbing breaks, water intrusion through the envelope and chronic HVAC humidity. Tenants are expected to report problems promptly, ventilate reasonably and avoid conduct that causes damage.

When the cause is not obvious, or the two sides disagree, independent testing creates a defensible record for the next step, whether that is a repair, an insurance claim or mediation.

When Tenants Request Testing

Musty odors, visible growth, recurring leaks or staining are the usual reasons. Ask the landlord in writing to repair the moisture source first, and to authorize independent, licensed testing if the cause is disputed. The report separates routine housekeeping from building-related failures.

When Landlords Order Testing

After a known leak, a tenant complaint, repeat humidity problems, or a finished remediation before re-occupancy. Independent results show timely action, define a clear remediation scope and prevent unnecessary work. Reports are formatted for property managers, associations and insurers.
