Mold Inspection In
Stuart

Mold Shark works Stuart daily, from riverfront condos on the St. Lucie to the older ranch streets in Golden Gate and Palm Lake Park and the offices along US-1 and Kanner Highway. We assess: visual inspection, moisture mapping, thermal imaging, and lab sampling when the readings justify it. We hold a Florida Mold Assessor license, MRSA3341, and we do not perform remediation.

Local Conditions

What Drives Moisture In Stuart.

Stuart sits on the St. Lucie River where it widens toward the estuary, and that water is the reason the humidity here does not fall off the way it does a few miles inland. The sea breeze carries moist air across town from early afternoon on. In summer the rain rarely falls straight down, it arrives sideways off the water and gets pushed at the walls, which is why intrusion in Stuart tends to show up on one elevation of a building and nowhere else on it. On the riverfront condo buildings that matters more than it does on a house, because the units stack. A failed window seal or a balcony detail on an upper floor drains into the assembly and turns up as a stain two units down, sometimes months later.

The housing stock splits in a way that changes what we look for street by street. Golden Gate and Palm Lake Park are established neighborhoods where the ranch homes have been through decades of roof work, window replacements, and additions, so the path the water takes is usually older than the stain it leaves and rarely starts where the drywall has gone soft. Out at Sailfish Point the exposure is a different problem again, ocean side rather than river side. Then there is the newer energy-tight construction around Stuart, where the envelope does its job well enough that a small supply line drip or a short-cycling air handler leaves the moisture nowhere to go. A tight house does not breathe out its mistakes.

Commercial work along US-1 and Kanner Highway and through Downtown Stuart brings a pattern of its own. Offices, medical suites, and retail bays often share an air handler or sit under a common roof deck, so a problem that belongs to one tenant is breathing into the next one. Thermostat setbacks over a long weekend let indoor humidity climb with nobody there to notice, and Monday morning smells like something changed. We schedule those inspections around how the space actually runs, not how it reads with every door propped open and the system on full.

Where We Look First

The Places It Usually Starts.

01

Riverfront Condo Window And Balcony Lines

On the stacked units along the St. Lucie River we work upward from the failure rather than outward from the stain, because the unit reporting the smell is often not the unit with the leak.

02

HVAC Closets And Air Handler Pans

The closet is the first door we open in a Stuart house, since a rusted secondary pan, a blocked condensate line, or duct board sweating in unconditioned space will feed a wall cavity for months before anything is visible.

03

Attics Above Older Additions

In Golden Gate and Palm Lake Park the seam where an addition ties into the original roof is a recurring find, and the moisture meter usually reads highest a few feet away from the discolored patch on the ceiling.

04

Storm-Facing Windows And Roof Penetrations

We check the elevation that faces the weather first, around window heads, sills, and anything that punches through the roof, because wind-driven rain loads one side of a building far harder than the other three.

05

Interior Baths And Laundry Rooms

A weak exhaust fan pushes wet air into the ceiling cavity every day, and in a tight Stuart build that alone is enough to start something without any leak involved.

Questions

Stuart Questions, Answered.

No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
