Deerfield Beach is really two moisture problems sharing one city, and the line runs close to US-1. East of it sit the A1A oceanfront buildings, the neighborhoods around the Fishing Pier, and The Cove on its Intracoastal canals. That side takes wind driven rain straight off the ocean, salt air working on flashing and fasteners, and the king tides that push water up the canal system for a few days at a time. On those buildings we spend most of the visit at sliding glass door tracks, balcony thresholds, and roof penetrations, because horizontal rain finds those first and a stain shows up much later.
Go west past Powerline Road and the picture changes. Century Village, the Crystal Lake area, and the streets around Quiet Waters Park are dense mid century concrete block stock: low slope roofs, air handlers tucked into interior closets, and units that share walls. In that kind of construction moisture does not stay with the unit that caused it. A supply line that lets go in one bathroom turns up as a soft baseboard two doors down, and the person who calls us is frequently not the person with the leak. Doing the assessment properly there usually means reading the adjoining space as well, not only the one with the complaint.
Age of the building also changes the search pattern. The older CBS houses here fail slowly at the stucco and the flat roof seams, so water arrives at a predictable low point and tends to announce itself. Newer airtight construction behaves the opposite way. It holds humidity well, which means a dripping condensate pan or a partly clogged drain line can run for weeks behind drywall with nothing more than a faint smell in a closet to go on.

That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest.
