What Drives Moisture In West Palm Beach.

West Palm Beach is not one building type, and that changes how an inspection runs here. The older core, El Cid, Flamingo Park and Northwood, is stucco over wood frame with original window openings and shallow roof overhangs. Wind-driven rain during an afternoon storm hits those walls sideways rather than falling on them, and a hairline crack in aging stucco or a failed sealant bead at a window return can pull water into the wall cavity without leaving a mark on the exterior. The stain usually turns up first on the inside face of an exterior wall, low, behind furniture.

The waterfront high rises along the Intracoastal and the downtown blocks behave differently. Most units run a fan coil air handler tucked into an interior closet, with a condensate line that shares a riser with the stack above, so a slow drain in one unit can show up as a ceiling stain in another. Salt air off the water is hard on rooftop equipment and on sealant joints at the upper floors. Units that sit closed through the summer with the thermostat set high can hold enough humidity for growth to start in the closet and the primary bathroom before anyone opens the door in November.

Newer construction off Palm Beach Lakes Boulevard and Okeechobee Boulevard has close to the opposite problem. Tight envelopes and oversized cooling equipment mean the system satisfies the thermostat quickly and shuts off before it has removed much moisture, so the house sits cool and damp. A small leak that would have dried out in a leakier building stays wet. That is why the readings matter more than the smell, and why we map moisture across the whole envelope instead of sampling only where someone noticed a mark.

In the downtown and Intracoastal condos the air handler sits in a closet with no exterior wall, and a partially blocked condensate line wets the pan, the platform and the drywall behind it long before the unit sounds any different.

Window Returns In The Historic Districts

El Cid and Flamingo Park houses often keep their original openings, and the sealant at the return tends to fail first, so water tracks down inside the wall and surfaces at the baseboard.

Laundry Areas And Stacked Bathrooms

In a multi-story building a supply connection or a wax ring in the unit above wets the ceiling below, and the growth is often on the back of the drywall before anything shows on the painted face.

Low-Slope Roof Penetrations

Flat and low-slope roof sections around downtown carry drains, curbs and vents, and a lifted flashing edge lets a tropical rain band push water under the membrane and into the ceiling assembly.

No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
