  • Visual Cleanliness: No visible growth, dust, or debris on building materials, contents, or inside containment.

  • Moisture & Drying: Moisture meter readings at or below target for substrates (dry standard established from unaffected areas).

  • Containment & Controls: Proper containment integrity, pressure differentials, and filtration setup/teardown protocols (as applicable).

  • Air & Surface Sampling: Air cassettes and/or surface swabs/tape lifts analyzed by accredited third-party labs with chain-of-custody.

  • HVAC & Adjacent Areas: Check for cross-contamination and cleanliness of returns, coils/pans (visual), and nearby spaces.

  • Documentation Review: Scope alignment and work area boundaries versus remediation plan.

Depending on your property and remediation scope, this may include dryness targets by material such as drywall, sill plates, and subfloors; strict visual standards confirming no visible mold, dust, or debris remains; and sampling benchmarks, including indoor vs. outdoor air comparisons and surface samples showing “no growth observed” or results below industry thresholds. For properties where airborne exposure is a concern, we also offer InstaScope® V4 indoor air quality screening to help identify lingering hotspots. The Mold Shark PRV Process

Our Post-Remediation Verification process is designed to be thorough, consistent, and defensible. We start with a Pre-Review & Planning stage, confirming scope, containment boundaries, and clearance criteria with you or your contractor. Next, we perform a Visual and Moisture Check, documenting every area with photos and verifying moisture readings by material and room. Once the environment appears ready, we conduct Targeted Sampling, including air and/or surface samples with proper controls, all sent to accredited third-party labs for analysis. Based on those findings, we issue a clear Pass/Fail Determination—“Meets” or “Does Not Meet”—with reasons and next steps. Finally, you receive a photo-rich PDF report within 24–48 hours, complete with methods, readings, lab results, interpretations, and recommendations for moving forward.

Every Mold Shark clearance report is structured to provide clarity and confidence. Your report begins with an Executive Summary that clearly states whether the work area passed or failed clearance. It then details our Methods and Standards, aligned with IICRC S500/S520 and relevant ASTM practices. You’ll see Moisture Readings by room and material, along with a Sampling Map, Chain-of-Custody forms, and Lab Certificates for air and surface results. To ensure transparency, we include Photos of the Work Areas and Containment zones, and if an area does not pass, we provide specific Action Items explaining what needs correction and how to retest.

Sometimes a work area doesn’t pass clearance the first time. The most common issues include elevated moisture in structural materials or drywall, residual dust and debris left inside containment, and inadequate cleaning of complex surfaces like framing pockets or metal tracks. Other factors may include cross-contamination into adjacent rooms or HVAC components and sampling results that don’t align with agreed criteria.
